Many new homes as well as older homes have one-ply or single underlayment which is why leakage occurs and typically occurs within the first 20 to 25 years. Another common mistake and cause for leaks is the flashing has not been properly installed. Regular preventative maintenance is another reason for tile or concrete roof leakage. Tile maintenance should include debris removal, replacement of broken tiles and re-mortaring as needed. Regular maintenance will prevent water from penetrating the underlayment and damage the underlayment before its time.
